Period cottage in a peaceful setting with stunning views and chalet. EPC D
SITUATION
Mount Pleasant Cottage is set in a tranquil unspoilt location on the edge of woodland with views as far as Golden Cap in Dorset on a clear day. Situated in an elevated position the cottage is accessed via a woodland track, the last part is fairly steep down to the property. The village of Yarcombe, a short distance away, has a pretty 14th Century Parish Church, village hall and a well regarded small hotel and restaurant, The Belfry.
13 Miles to the north is Taunton, the County Town of Somerset, with rail links to London Paddington and access to the M5. Taunton offers a wide range of shopping facilities, leisure pursuits and a good range of private and state schools.
The Cathedral City and University City of Exeter is approximately 26 miles to the west, providing a more comprehensive range of facilities including an international airport, access to the M5 and the main line station on the London Paddington and London Waterloo line.
The property is set within the Blackdown Hills Area of Outstanding Natural Beauty with a range of foot and bridle paths in the area to enjoy the surrounding countryside. The Jurassic Coast is within a reasonable drive offering further walking opportunities on the coast path, together with sailing clubs at Axmouth, Beer and Sidmouth.
THE COTTAGE
Mount Pleasant Cottage is a former estate cottage, of traditional construction with rendered colour washed elevations under a natural slate roof. Believed to date from 1843 (date mark above the door), the cottage has been substantially renovated and improved by the current owners to form a beautiful character home.
The accommodation is single storey and thoughtfully planned with a lovely sitting room with an impressive inglenook fireplace with woodburner, as well as a bread oven. A conservatory/ sun room to the front brings the feel of the outside in, with views across the garden and beyond.
The kitchen has a range of base and eye level units, a single drainer sink and new large Smeg range cooker with induction hob. There is one double bedroom, a family bathroom and a rear entrance porch.
THE CHALET
This one bedroom 'Devon Lady' bungalow is of timber construction, which has been recently improved. Set adjacent to the cottage, there is some potential (subject to the necessary consents) to incorporate the existing chalet foot print into the cottage (there was planning permission - now lapsed for an extension). Alternatively it may be used for further accommodation with some additional works.
OUTSIDE
Approached over a track through woodland owned by the Yarcombe Estate, the latter part of this tarmac, although steep. The drive winds down to the property which incorporates an area of woodland with the large timber shed and garage, this in turn opens up to a further parking area to the back of the cottage. A neighbouring farmer has an unwritten access across a small part of the woodland. To the back of the garage is a small stone building which has been improved to form a home office/ third bedroom that opens up to the gardens.
The gardens are laid predominately to lawn with mature shrubs and trees. The majority of the gardens are South East facing gardens with views across the adjoining pasture land, Yarty Valley and beyond as far as Golden Cap in Dorset.
SERVICES
Mains electric. Private water (treatment system recently upgraded) and drainage (not tested). Fibre broadband via Gigaclear (up to 900 Mbps) Oil-fired central heating. PV Panels with Feed In Tariff
DIRECTIONS
From Honiton head east on the A30 branching right on the top of the hill signposted to Chard and Yarcombe. After approximately 1 mile, after passing Hilltop garage, turn right just on the entry into the woods on the sharp left hand turn. Continue along this track for a couple of hundred yards and branch left down the hill to the cottage (please park at the top if you aren't comfortable with the steep drive).
